The month of April 2019 was rather busy to get a direct mail letter campaign completed to start in May 2019.  This blog will outline how a direct mail letter campaign works:

  1. Select properties to target: Not every property has the same distresses, therefore narrow down to a specific category. For example, Reel Property Solutions, LLC sent to properties with a bad roof.  Homeowners may not realize the extent of other damages caused by a bad roof.  Shingles that are slightly curled upward are a sign of old, weather worn, and most likely the underside is OK.  However, the longer the shingles are kept in this condition, the more the shingles will curl upward losing the effectiveness, the more likely the wood and rafters underneath can be beat-up from rain, wind, or perhaps pesky critters.  Rain can cause rotting.  Wind can cause parts to be loosened and weakened.  Pesky critters can burrow holes to create a huge host of problems.  Reel Property Solutions, LLC wants to help homeowners who may have these problems.
  2. Finding properties: This is something that can be done while walking in a neighborhood, driving, or having another person do that work. Get the address, search public records, add into a spreadsheet, send mail, and hope that homeowners will reach out.  Homeowners have contacted Reel Property Solutions, LLC to ask how their information was obtained.  There is a blog written regarding the reasons why most states have public records along with a few reasons why some states are not public: http://www.reelpropertysolutionsllc.com/why-do-county-public-records-exist/  When completing a direct mail letter, Reel Property Solutions, LLC checks public records to ensure the information collected was accurate.  There are times when a property address collected doesn’t match the public records.  Some records have errors.  Sometimes the house number on the property is not correct.  Public records help to establish accuracy.
  3. Weed out properties that do not work: To ensure a direct mail letter is appropriate for the homeowner, Reel Property Solutions, LLC does not send to every address collected. One situation might be the current homeowner bought the property within the past 6 months.  Reel Property Solutions, LLC understands the current homeowners may already understand the need for the bad roof repair or may have the project scheduled to be completed at a later time.  Another type of property that may not be appropriate to send to is if the location is not ideal.  A property right by railroad tracks may not sell well, which is why a letter may not be sent in the first place.
  4. Absentee owners: This is could be a rental property, vacation home, inherited property, or a long list of other reasons. With a rental property, there are times when the homeowner has actually never seen the property and relies on a property manager to do the upkeep. The property manager may not take the time to notice- or might be very used to seeing the bad roof and not realize the extent of the condition.  A direct mail letter to the homeowner may signal the need to sell to Reel Property Solutions, LLC.
  5. What if the homeowner isn’t interested in selling?: This happens often.  Most times the homeowner will be adamant their property is stunningly gorgeous on the inside, yet the shingles were defective.  Maybe the homeowner is in denial.  Maybe the homeowner doesn’t have the funds to fix but doesn’t want to leave their property.  Reel Property Solutions, LLC will ALWAYS abide by the homeowner wishes to have their information removed from the direct mail letter list when requested.
