The question came up: What is the best scent to sell a house?  Most home buyers don’t want to walk into a house smelling of a musty basement or the smells of a smoker living there.  However, as real estate investors, we welcome those smells because those are money making problems to fix!  We team up with various contractors to fix up a physically distressed home back into like new conditions.  Sometimes a property doesn’t need a bunch of extensive repairs; perhaps cosmetic like new paint, carpet, and new locks.  No matter what the beginning product smelled like, Reel Property Solutions, LLC will guarantee the finished product to smell like anyone would be proud to buy!  With that in mind, we conducted a survey.  We asked: What is the best scent to sell a house?

The number one best scent to sell a house was surveyed to be…. Baking bread and chocolate chip cookies!  Delicious comfort foods when touring a potential home are a recipe for a sale!  The catch is to think about what the house will smell like when you actually move into your new home.  Will there be baking bread and chocolate chip cookies all the time?  Probably not.

Onto something realistic…. When selling a home, many other people stated just a clean, new smell is the ticket!  Make sure to have air duct work cleaned by a professional, a dehumidifier to help the air quality feel pleasant, and open windows to help clear out stuffiness.  The standard person most likely is not able to clean the air ducts themselves.  Doing a simple Google search with the key words “air duct cleaning Rochester MN” came up with a long list of various places.  Air ducts become plugged from everyday use, so having a professional cleaning service do that task is a good idea.

Another list to the question best scent to sell a house was said to be: citrus, essential oils, just the new smell, pine, lemon, cedar wood, vanilla, spicy scented candle, cinnamon, clean linen, clean cotton, apple pie, or anything pleasant and not over bearing.  This is quite a long list; just make sure to have something that best fits your situation.  Not everyone will enjoy all these smells.  Also, one person pointed out that some people may have allergies to air fresheners, which could be a huge hindrance when trying to sell a house.

Speak of bad smells, some of the survey takers cautioned against these: overpowering flowery scents to cover odors such as musty or pet odors.  When a potential buyer gets the idea that an odor is being masked, this could really send them running away and telling others.  The best approach is to have the dehumidifiers going, adequate air flow, etc.

Reel Property Solutions, LLC will always maintain a new, clean smell that doesn’t hide any suspicious odors.  If there is something questionable, we will draw on our network of professional cleaning services to get the job done.  From our education classes with Fortune Builders, we were taught the science of putting in a little extra work to get a lot back in return!  Quality is our mission when reselling.  That way a fresh, clean house is the best scent to sell a house!
