Perhaps you have found a sign that says something like:

 

 

This could have been a billboard or a smaller corrugated plastic sign with printed information on wire sticks or possibly tag board with handwritten information stapled to a post.  What you saw was an example of Real Estate Bandit Signs.

Real Estate Investors put out Real Estate Bandit Signs for multiple reasons: 1.) to put out in specific areas to attract prospective sellers; 2.) to advertise their business; 3.) to promote to other Investors for networking.

An Investor may have found a neighborhood that is alluring in the sense of properties that could use some tender loving care.  Some towns or cities that have old houses, probably the first built when the area was being established, most likely have a lot of rehabbing needs.  These areas may also be historical areas that could have higher value, then when renovated, the values rise even further!  Thus, the Investor has placed the Real Estate Bandit Signs in that neighborhood to attract prospective sellers.

When advertising their business, the Investor may have Real Estate Bandit Signs to indicate to the local community who is working to better those properties.  The goal of advertising is to promote awareness, gain trust, and become prevalent the industry.  Investors are seeking to purchase more properties to rehab.  Without Real Estate Bandit Signs, the Investor is just another person trying to purchase a property.  With Real Estate Bandit Signs, the Investor is a great asset to the area!
