Most times, the initial contact with the seller is via a phone interview.  During this time, we will ask about the features of the property: style, number of beds/baths, and many other questions regarding what we should expect to see.  Some questions have caught the seller off guard, so please continue to keep in mind some pieces of information are vital for us to know what we are working with.  For example, one homeowner stated they owed $85,000 on the mortgage.  Due to the cost of repairs and After Repair Value (ARV), we would not have been able to make an offer close enough for that homeowner to pay off the mortgage.  Therefore, the homeowner decided to continue at their residence, fix the major repairs, then rent the property.  Let’s say this property was paid off free and clear, meaning the homeowner did not have a mortgage.  Then the potential offer may have been more pleasing and a win-win situation may have occurred.

After the initial interview, Reel Property Solutions, LLC will do some preliminary homework.  For example, we may drive around the subject neighborhood to determine the value of your property in comparison to the neighborhood standard.  Since property tax information is public record, we will find that information.  This will help us configure costs and determine the best exit strategy.

When we come for the tour, expect that we will take LOTS of pictures.  If you have valuable items, let us know so it is not in the pictures or simply put in a safe place.  We will continue to ask more questions.  At the end, we will give a timeline of what to expect next.  Sometimes it is necessary that we share your pictures and information, but always know your personal information will never be shared!

Real Estate Investing is a team “sport”.  Reel Property Solutions, LLC simply cannot do everything, which is why we rely on others.  We will be in contact with many other professionals: financing, general contractors, time line for obtaining permits as needed, and anything else specific to the subject property.  Sometimes we may make an offer on the spot!  Whatever the case, we will always be in communication about the next steps.

There have been times when Reel Property Solutions, LLC was not able to make the purchase.  We may have done one of the following:

  • Reached out to another Real Estate Investor to Wholesale the property
  • Recommendations to the seller of what to do. For example, list with a Real Estate Agent/Realtor/Real Estate Broker
  • Rent to Own/Subject To/Owner Financing Options
  • Other thoughts for the specific situation

When Reel Property Solutions, LLC does purchase, those next steps will be discussed.  We will review those specifics with the homeowner at that time.
